On the south side it means chase covers, storm collars, rusted caps, and the rotted framing that hides behind a chase that has been leaking for a few seasons.

Everett's median home was built in 1981, but that number hides the split between the historic north end and the newer south end. The north-end brick chimneys have been standing through more than eight decades of Puget Sound weather, and that weather is the problem: the Sea-Tac 1991-2020 normal is 40.34 inches of rain a year, with about 73% of it falling October through March. Winter lows average just above freezing (Dec 37.1F, Jan 37.7F), so a wet chimney freezes and thaws repeatedly instead of staying frozen. The Brick Industry Association notes that saturated brick that freezes expands, and repeated cycles cause cracking, spalling and disintegration, which we typically find on the weather side of a north Everett chimney.
South Everett prefab chases typically fail differently: the sheet-metal chase cover rusts through or pools water, the cap corrodes, and water gets into the framing. Moss spreads fastest October through April on shaded, slow-drying surfaces, so a chase on the north side of a roof under the big firs common in south Everett subdivisions is where we look first.
