Everett's median home was built in 1981, but that number hides the split between the historic north end and the newer south end. The north-end brick chimneys have been standing through more than eight decades of Puget Sound weather, and that weather is the problem: the Sea-Tac 1991-2020 normal is 40.34 inches of rain a year, with about 73% of it falling October through March. Winter lows average just above freezing (Dec 37.1F, Jan 37.7F), so a wet chimney freezes and thaws repeatedly instead of staying frozen. South Everett prefab chases typically fail differently: the sheet-metal chase cover rusts through or pools water, the cap corrodes, and water gets into the framing. Moss spreads fastest October through April on shaded, slow-drying surfaces, so a chase on the north side of a roof under the big firs common in south Everett subdivisions is where we look first.
