Sammamish is about 30 minutes from our Renton office, up I-405 and I-90 then onto the plateau via 228th Avenue. Most of the city was built out as subdivisions, so the typical Sammamish fireplace is a factory-built unit in a sided chase, sometimes two in one house. Older homes around Pine Lake, Beaver Lake and the Inglewood end of the plateau mix in brick chimneys, and plenty of plateau homes have added a gas or wood insert to an original fireplace.
Our Sammamish services are chase cover replacement, chase rebuilds, chimney repair, crown rebuilds, sweeps, cleaning and inspections. Quotes are free, second opinions are free, and we match a written quote and take 10–25% off. Chase covers start at $299, chase rebuilds at $299, fireplace crack repair at $299. If you're not happy, we're not done.
We serve the whole plateau: Pine Lake, Beaver Lake, Inglewood, Sahalee, Trossachs, Timberline, Klahanie, the 228th Avenue corridor and Sammamish Commons, the Lake Sammamish shoreline along East Lake Sammamish Parkway, and the edges toward Redmond Ridge and Issaquah Highlands, across ZIP codes 98074 and 98075.

Local Conditions
Chimney problems we see in Sammamish
The plateau sits above Lake Sammamish under heavy fir cover, and its chimneys get the wet season the NOAA normals show for Sea-Tac: about 73% of the 40.34-inch annual total falls between October and March, with November the wettest month. The region records about 60 days a year at or below freezing but only about 4 that stay frozen all day, so water pooled on a chase cover or in a crown freezes overnight and thaws by noon, again and again. That cycle cracks saturated brick and keeps chase covers wet long enough to rust through.
Moss flourishes in the PNW's wet winters and springs and spreads fastest October through April on shaded, slow-drying surfaces. Sammamish's tree canopy means the shaded side of a chase stays green and damp for most of that stretch, and rot in the siding follows.
Sammamish is mostly single-family subdivisions built from the 1970s through the 2010s, with the oldest homes near Pine Lake and Inglewood and the newest in Trossachs and along the plateau's north end. The 1980s-and-later homes typically have factory-built fireplaces: a metal flue in a wood-framed, sided chase with a sheet-metal cover. The 1970s homes near the lakes typically have brick masonry chimneys, and many of those now carry an insert.
So most plateau jobs are chase covers, chase rot and cracked refractory panels, with crowns and caps on the older lake-side brick and liner checks where an insert was added.
- Rusted, pooling chase covers on 1980s–2010s homes: chase cover replacement
- Rotted chase siding and framing under tree cover: chase rebuild
- Cracked refractory panels in prefab fireboxes: fireplace crack repair
- Cracked crowns on older Pine Lake and Inglewood brick: crown rebuild
- Leaks at the chase-to-roof flashing: flashing repair and leak repair
- Inserts with neglected flues and liner connections: chimney cleaning

Sammamish chimney service FAQ
We have two fireplaces in a Trossachs home. Do you inspect both on one visit?
Yes. We inspect every flue on the house in one trip, including the chase covers, caps and flashing on the roof, and give you one written report with photos. Sweep and inspection starts at $299 per flue, and if any cover or panel needs replacing you get a free quote for all of it at once.
Why does the siding on our chimney look rotten at the bottom?
Water is getting into the chase from the top, usually through a rusted chase cover or a failed storm collar, running down the framing and coming out at the bottom where the siding meets the roof. Replacing the siding alone does not fix it. We replace the cover, starting at $299, and rebuild the rotted section of chase, starting at $299, so it stays dry.
An insert was added to our 1970s brick fireplace. Does it need anything special?
It needs the liner connection at the top of the firebox checked and the liner itself cleaned. Inserts that were slid in without a full liner let creosote collect in the old smoke chamber where it is hard to reach. We clean it as a chimney cleaning rather than a routine sweep and tell you whether the liner is sized correctly.
Do you serve Redmond Ridge and Fall City from Sammamish?
Yes. Redmond Ridge, Klahanie, Issaquah Highlands and Fall City are all on our Eastside route with Sammamish, by public road, with the same free quote, free second opinion, price match plus 10–25% off, and the re-do guarantee. Tell us which side of the plateau you are on and we will pair you with the nearest stops that day.
Is a chase cover replacement something I can put off?
Once the cover is rusting, each wet month adds water to the chase and the firebox. The cover itself is one of the cheapest parts of the system; the chase rebuild that follows a few winters later is not. We recommend replacing a rusted cover before the October rains, and we quote it free.
