Chimney restoration is for the chimney you want to keep, not replace. It fits an older chimney with real problems, open joints, a handful of spalled bricks, a crumbling crown, a missing cap, where the structure underneath is straight and mostly sound and the brick is part of what makes the house look the way it does. Rather than taking it down and putting up new brick that never quite matches, we repair what has failed piece by piece, with materials that suit the age of the masonry, and leave the rest alone.
That is what separates restoration from the other masonry pages here. Repointing renews joints, brick replacement swaps damaged units, and a rebuild replaces whole sections. Restoration draws on all three in the smallest amounts that get the chimney sound, and adds the judgment: which brick to save, which mortar the old brick can tolerate, how to rebuild a crown so it protects the top without looking new.

How It Works
Our chimney restoration process
Restoration begins with a careful survey. We record the chimney face by face: which joints are open and how deep, which bricks are spalled, cracked or loose, and which are merely weathered but sound. We test the hardness of the brick and the makeup of the original mortar so our repairs are compatible, examine the crown, cap, flashing and flue, and check for lean and for damage continuing below the roof. The written quote separates structural needs from cosmetic choices, with photos of every item.

Choose compatible materials
We specify mortar softer than the original brick, usually lime-based on pre-war chimneys, and source replacement brick matched in size, color and texture.
Stabilize the top
The crown is repaired or rebuilt and a cap fitted first, so the water that caused the damage stops before the fine work begins.
Selective brick replacement
Only the bricks that have actually failed are cut out and replaced; sound original brick stays in place.
Repoint and tool to match
Failed joints are raked out by hand, repacked with the compatible mix and tooled to the original profile and color.
Clean, protect and walk through
Moss and staining are cleaned gently, a breathable water repellent is applied where appropriate, and we walk you through the result. If you are not happy, we are not done.

Restoration is built from the chimney's actual needs. The pieces we draw from:
- Lime repointing: renewing failed joints with a mortar the old brick can live with, matched in color and profile. See brick repointing.
- Matched brick replacement: swapping individual spalled or cracked units for salvaged or closely matched brick so the repair is hard to spot.
- Crown restoration: repairing a sound crown or rebuilding a failed one, with the overhang and drip edge it probably never had.
- Cap and pot: fitting a cap that keeps rain and animals out, or restoring an original clay chimney pot with a cap sized to it.
- Gentle cleaning: removing moss, soot staining and old paint or sealant without blasting the brick face off.

- Partial rebuild of one section: where one area, often the top courses, is too far gone, we rebuild it in matched brick and restore the rest.

Safety & Seattle Conditions
Safety considerations
Old chimneys can look solid and still have loose units near the top, especially where a failed crown has let water into the upper courses. Keep people and cars clear of that side of the house until we have inspected, and do not go up on the roof to check; the free quote includes close-up photos. NFPA 211 recommends a chimney inspection every year, and we recommend a camera look at the flue of any pre-war chimney before it is used, because the liner inside an old stack is often in worse shape than the brick outside.
If the chimney vents a gas appliance, leave all gas components to a qualified technician. If you smell gas, leave the house and call your gas utility or 911 from outside.
Seattle & Puget Sound conditions
The chimneys we restore have spent a long time in a wet climate. Tacoma's median home was built in 1967, Shoreline's in 1969, Edmonds' in 1974 and Seattle's in 1976, and much of the pre-war Craftsman and bungalow stock in those cities still has its original chimney. Sea-Tac's NOAA 1991-2020 normals show 40.34 inches of precipitation a year, about 29.65 inches of it October through March, and Seattle averages roughly 150 to 156 days a year with measurable precipitation.
Regional roofing guidance notes that Western Washington moss spreads fastest October through April on shaded surfaces that dry slowly, and the Brick Industry Association explains that repeated freeze-thaw of saturated masonry causes cracking, spalling and disintegration. That is why restoration here always starts at the top, with the crown and cap, before any brick or joint is touched.

Chimney Restoration FAQ
What is the difference between chimney restoration and a chimney rebuild?
A rebuild takes a section of the chimney down and replaces it with new brick. Restoration keeps the original chimney standing and repairs it in place: matched brick for the units that failed, compatible mortar for the joints that eroded, and a crown and cap to stop the water. Restoration fits chimneys that are straight and mostly sound; a rebuild fits chimneys that lean or have failed through whole sections.
Will the repairs be visible?
Far less than a rebuild would be. We match replacement brick in size, color and texture, often from salvage, and tool new mortar to the profile and color of the weathered original. Fresh mortar reads slightly lighter for the first year and then blends in. On a street-facing chimney we show you a sample joint and a sample brick before the main work.
Do you use lime mortar on older chimneys?
On soft pre-war brick, yes. Mortar should be softer than the brick so that stress and moisture go into the joint rather than the brick face. Hard modern mortar on old brick pushes the damage into the brick, which causes much of the spalling we are asked to fix. We test your brick and original mortar and specify the mix in the written quote.
My chimney is in a historic district. Can you work with that?
Yes. Restoration is the approach those districts generally want: keeping original material, matching what must be replaced, and avoiding changes to the chimney's profile. Some districts review exterior work, and your chimney may need a permit or approval; we will tell you what applies to your address and supply the photos and scope the reviewer needs.
Can you restore a chimney in phases?
Often, yes, and we quote it that way. The top goes first, since a failed crown and a missing cap are what keep the damage going, then structural brick and joints, then cosmetic cleaning and water repellent. If budget is a concern we tell you which items must be done this season and which can wait a year without getting worse.
Is restoration more expensive than replacing the chimney?
Not usually, because only the failed pieces are replaced and the sound brick is left alone. Lime mortar and brick matching add some labor, but a rebuild pays for new brick on every course and a full teardown. Where the chimney is too far gone, we will say so and quote a rebuild.
