Safety considerations
Chimney repair is roof work. Please do not go up to check the chimney yourself; we inspect it for free and send you photos. If bricks are shifting or the chimney leans, keep people and cars away from that side of the house until we have looked. Stop using the fireplace if you smell smoke in other rooms or see cracks inside the firebox.
If your fireplace is gas, do not touch the valve, pilot, or gas line. Call us and describe what you see.

Brick Industry Association technical notes explain why that matters: when saturated brick freezes, the water expands and the brick face cracks, spalls, and disintegrates. Seattle sees about 60 days a year at or below 32F while winter lows average around 37F, so wet masonry crosses the freezing line over and over.
Moss adds to it. Regional roofing guidance says Western Washington moss spreads fastest October through April on shaded, slow-drying surfaces, holding water against the chimney exactly when freeze-thaw is doing the most damage.

Can you repair my chimney the same day?
Often, yes. Caps, chase covers, crown coating, flashing re-sealing, and firebox crack repair are frequently finished on the first visit if the weather cooperates. Crown rebuilds and chase rebuilds usually need a scheduled dry window. Tell us what you are seeing when you call and we will say whether same-day is realistic.
Is the leak coming from the chimney or the roof?

Does NFPA 211 require me to have the chimney inspected?

My chimney is a framed box with siding, not brick. Do you repair those?
Yes. Framed chases around a factory-built fireplace are common in Seattle-area homes from the late 1980s on. Their usual failures are a rusted chase cover, rotted framing at the top, and missing flashing. We replace covers, repair or rebuild the chase, and cap the flue.
