A Level 3 inspection is the rarest of the three levels and the only one that involves taking something apart. NFPA 211 describes it for situations where a Level 1 or Level 2 inspection has pointed to a serious hazard that cannot be confirmed without reaching a concealed part of the chimney, and where the hazard is serious enough to justify removing components to get there. That might mean lifting the crown to see the top of the liner, opening a section of drywall or chase framing where a flue passes through, or removing a damper assembly or a section of masonry.
We want to be straightforward about this page: most homeowners will never need a Level 3, and we never recommend one unless a camera scan or a clear set of symptoms leaves no other way to answer the question. When it is warranted, the goal is to remove the least material possible, document exactly what is behind it, and give you a clear repair plan. Symptoms
Signs you need chimney inspection level 3
- A Level 2 camera scan showed a gap, void or heat damage it could not fully trace
- Scorched or discolored wood, drywall or trim where the chimney passes through a wall or attic
- Smoke or a hot smell in a room the chimney passes through, with no visible opening
- A chimney fire with evidence the heat reached framing
- A stack that has visibly shifted or leaned after an earthquake or impact
- Water damage inside the chase or wall that cannot be explained from the outside
- A flue whose path through the house does not match what the camera shows

- Chimney fires that carry heat through cracked tiles into the surrounding framing
- Flues built with inadequate clearance to wood, common in older or remodeled homes
- Liners that have separated or collapsed inside a chase where no camera can follow
- Earthquake or settling movement that opens the stack behind finished walls

How It Works
Our chimney inspection level 3 process
A Level 3 begins with everything in a Level 2: the full visual check and a recorded camera scan, so we know exactly where the suspected hazard is before any material is removed. We then plan the opening with you, choosing the smallest access that will reach it, whether that is a section of drywall, a few courses of brick, the crown, a damper, or a panel of chase siding. Once open, we inspect and photograph the concealed liner, framing, clearances and any heat, smoke or water damage, and we measure what we find. The report includes what was removed, what was behind it, and a free quote for both the repair and restoring the opening.
Confirm the need
We review the Level 2 findings or symptoms with you and explain why a camera alone cannot answer the question. If a Level 2 will do, we say so.
Plan the smallest opening
We identify the one location that gives access to the suspected hazard and agree the scope with you in writing before any material comes out.
Protect and open
Dust containment goes up, then we remove the agreed section: drywall, chase siding, a damper, a crown, or masonry courses.
Inspect and document
Liner condition, framing clearances, heat or smoke staining, moisture and rot are photographed and measured in the opened area.
Report and quote
A written report with photos of the concealed area, a plain explanation of the hazard, and a free quote to repair it and close the opening.
Repair and restore
With your approval we fix the problem and restore the opened area. You are not left with a hole.

Repair and service options
The opening depends entirely on where the suspected hazard is. The most common Level 3 access points we use:
- Crown removal: when the top of the liner or the space between liner and masonry needs to be seen. Often followed by a crown rebuild starting at $299.
- Chase opening: siding or a panel removed from a framed chase to inspect the pipe, clearances and framing. Rot found here leads to chase repair or rebuild.
- Interior wall or ceiling opening: a section of drywall where the flue passes through, to check clearance to framing and look for heat damage after a fire.
- Damper or smoke chamber access: removing a damper assembly to reach the smoke chamber and the base of the flue.
- Masonry course removal: a few bricks taken out of the stack to inspect the liner where a camera showed a void.

Safety & Seattle Conditions
Safety considerations
A Level 3 is ordered for the kind of problem that can burn a house down or fill it with carbon monoxide: a flue running too close to wood, a liner that has failed inside a wall, or heat damage from a chimney fire that has reached framing. If any of those is suspected, the fireplace should not be used until the inspection is complete and the repair is done. NFPA 211 recommends this level precisely because the hazard is serious and concealed.
Do not open walls, remove bricks or pull a damper yourself to look. Our certified and insured crew contains the dust, keeps the structure stable, and restores what is opened. If you ever smell gas near a gas fireplace, leave the house and call your gas utility or 911.
Seattle & Puget Sound conditions
Two regional facts drive most of the Level 3 inspections we do. The first is age: Tacoma's median home was built in 1967, Seattle's in 1976, and many of those homes have been remodeled more than once, so a flue can pass through framing that nobody has looked at since the wall was closed. The second is water. Sea-Tac averages 40.34 inches of precipitation a year over roughly 150 to 156 days with measurable rain, and a framed chase or a masonry stack that has been leaking for years can be rotted or eroded behind a surface that looks intact.
The Puget Sound is also earthquake country, and a chimney that has shifted behind a finished wall is one of the few problems that neither a visual check nor a camera can fully resolve.

Chimney Inspection Level 3 FAQ
What is a Level 3 chimney inspection?
It is the most thorough inspection level in NFPA 211, used when a Level 1 or Level 2 has indicated a serious hidden hazard that can only be confirmed by removing part of the chimney or the building around it. It includes everything in a Level 2 plus the removal of components such as a crown, a damper, drywall, chase siding or masonry to reach the concealed area.
How do I know if I need a Level 3?
You almost never decide this on your own. A Level 3 follows from evidence: a camera scan that shows a void or damage it cannot trace, scorching on framing, a chimney fire that reached the structure, or a stack that moved in an earthquake. If a Level 2 can answer the question, we recommend the Level 2. We only propose a Level 3 when there is no other way to see the hazard.
What gets removed during a Level 3 inspection?
Only what is needed to reach the suspected problem, and we agree it with you in writing first. Typical openings are a section of drywall or ceiling where the flue passes, a panel of chase siding, the crown, a damper assembly, or a few courses of brick in the stack. We choose the smallest access that works and restore it as part of the repair.
Do you repair the opening afterward?
Yes. The quote covers the repair of the hazard we find and the restoration of whatever was opened to find it: drywall patched, siding replaced, crown rebuilt, brick relaid. If you choose not to proceed with the repair right away, we still close the opening safely. Our guarantee applies: if you are not happy, we come back at no charge.
How is a Level 3 different from a Level 2?
A Level 2 is non-invasive: a camera goes up the flue and we look in accessible attic, crawlspace and roof areas without removing anything. A Level 3 removes parts of the chimney or the structure around it to reach a concealed area. Level 2 is common and relatively quick; Level 3 is rare, more involved, and reserved for serious suspected hazards.
Will a Level 3 need a permit?
Opening a wall or removing masonry may need a permit depending on the city and the scope, and the repair that follows may too. We will tell you what applies for your address in Seattle, Tacoma, Everett or elsewhere in the Puget Sound before work begins, and we handle the paperwork when it is needed.
Can I keep using the fireplace while we decide?
No. The reason a Level 3 is being discussed is that a serious concealed hazard is suspected, and those hazards, such as heat reaching framing or a failed liner in a wall, are exactly the ones that cause house fires and carbon monoxide exposure. Stop using the fireplace until the inspection is complete and any repair is done.
