SeaTac lies west of Renton across the Green River valley, on the plateau that holds Seattle-Tacoma International Airport. From our shop we take I-405 south to SR 518 west, or Southcenter Boulevard through Tukwila, and reach International Boulevard in about 15 minutes off peak. The city runs north to south along SR 99 from the Burien and Tukwila line down to Angle Lake and the Des Moines border, with Military Road South on its east edge.
Housing in SeaTac is older than in most of south King County. The neighborhoods east and south of the runways filled in from the 1940s through the 1960s with ramblers and split-levels, and nearly all of them were built with a brick masonry chimney, often serving both a fireplace and an oil or gas furnace. Those chimneys are now 60 to 80 years old. Crown repair, tuckpointing, flashing work and liner replacement come up more here than chase cover work.
Call 206-453-2045 or request a quote online and we confirm a time by phone or text. A sweep and inspection is a flat $299; repairs are quoted in writing after the inspection.

Local Conditions
Chimney problems we see in Seatac
SeaTac sits on an open plateau about 350 to 400 feet above the Green River valley with the airfield clearing the middle of it, so little breaks the wind off Puget Sound from the southwest. Caps loosen or blow off, and rain is driven sideways into flashing seams that would stay dry on a sheltered lot. The bigger issue in SeaTac is age. A brick chimney built in 1955 has been through seventy winters of wetting and freezing, and the original lime-heavy mortar has often washed back an inch from the brick face. Crowns on these chimneys were usually a thin mortar wash, and most have cracked. Clay flues that once vented an oil furnace may have acid damage.

Seatac chimney service FAQ
My SeaTac house is a 1950s rambler near Angle Lake with the original brick chimney. What usually needs work?
On 1950s brick chimneys around Angle Lake and McMicken Heights the crown and the mortar joints are the usual failures, followed by rusted flashing. A sweep and inspection is $299 and tells you which of the three you are dealing with. Tuckpointing runs $299 to $2,500 and crown repair $299 to $2,500 depending on how much has to be rebuilt.
Does being under the flight path affect my chimney?
The aircraft do not damage chimneys, but the open ground around the airport does mean more wind on your roof than a sheltered lot in the valley. Caps and loose crown pieces go first. If your cap is missing or rattling, a sweep and inspection is the place to start.
Can you reline the flue that used to serve my oil furnace?
Yes. Many SeaTac homes converted from oil to gas or electric heat and left the old flue in place, and those clay liners are often cracked or acid-etched. A stainless steel liner replacement runs $1,200 to $4,500 depending on height and diameter.
How far in advance do I need to book in SeaTac?
We are usually in SeaTac, Tukwila and Burien on the same days, so a sweep can often be scheduled within the week. Fall is the busiest season; if you burn wood, booking in late summer gets you an earlier date.
